The top five land titles in order of importance are as follows:   


1. Certificate of Occupancy (C of O): This is the highest form of land title in Nigeria. It is issued by state governments to individuals or organizations to certify their rights to land ownership. A C of O grants the holder exclusive rights to use and develop the land for a specified period, usually 99 years.


2. Governor's Consent: This is a formal approval obtained from the state governor for transactions involving land with an existing Certificate of Occupancy (C of O). It is required when the holder of a C of O wants to transfer or assign the land to another party. Without Governor's Consent, any transaction involving such land may be deemed invalid.


3. Right of Occupancy (R of O): This is a land title issued by state governments to individuals or organizations for the use of land for a specified purpose, typically agricultural, residential, or commercial purposes. Unlike the Certificate of Occupancy, the Right of Occupancy does not grant outright ownership but rather a right to use the land for a specified period, usually renewable.


4. Registered Conveyance: This refers to a document that transfers the legal title of land from one party to another. It must be registered at the appropriate land registry to be legally recognized. A registered conveyance provides evidence of ownership and helps to prevent disputes over land ownership.


5. Deed of Assignment: This is a legal document used to transfer ownership interest in land from one party (the assignor) to another (the assignee). It is commonly used in cases where the land has not yet been titled by the government. However, it is essential to register the deed at the appropriate land registry to protect the assignee's interest.
